The Four Stages

What We Check

01

Slab

Before and around the concrete pour — set-out, slab preparation, visible reinforcement and plumbing penetrations, site drainage and general workmanship.

02

Frame

Once the frame is up — wall and roof framing, tie-downs and bracing as visible, set-out against plans, and items to raise before linings cover them.

03

Lock-up

When external walls, roof, windows and doors are in — weatherproofing details, external finishes, flashings as visible and overall progress.

04

Pre-handover

Before you take the keys — finishes, fixtures, fittings, paint, tiling, doors and windows, with a defects list to work through before handover.

What You Receive

Clear, Written Reports

  • A written report for each stage inspected
  • Clear photos of items noted on site
  • Plain-English descriptions of anything to follow up
  • A list you can take to your builder or certifier

Inspections report on what is visible at the time of the visit. They are not engineering advice or a certificate of compliance.

FAQ

Building Inspections Questions

When should I book each inspection?+

Book the slab inspection before the concrete is poured or as soon as the slab stage is reached, the frame inspection once framing is complete but before linings go on, lock-up once the home is enclosed, and pre-handover a few days before your scheduled handover. Ask your builder for stage dates early so visits can be lined up.

What do the written reports include?+

Each report records the stage inspected, the date, the items observed with photos, and plain-English notes on anything you may want to raise. Reports are a record of what was visible on the day — they are not a certificate of compliance.

How do I arrange a visit?+

Send us an enquiry with your address, construction stage and preferred dates. We'll confirm availability and what access is needed. Your builder's permission to attend site is usually required, so let them know in advance.

Can I book just one stage?+

Yes. You can book a single inspection, such as pre-handover, or a series across the build.

Do I need to be there?+

It's not required, but you're welcome to attend if site access allows. We'll walk you through the report either way.
